On the 9th, Hyundai Development Company (HDC), represented
by Choi Ik-hoon, opened the model homes for "Eumseong I-Park" and
will supply 773 apartment units. Eumseong I-Park is located at 401-22 and
360-25 Bonsung-ri, Maengdong-myeon, Eumseong-gun, Chungcheongbuk-do. It
consists of 8 buildings from B2 to 29 floors, with unit sizes of 84㎡, 113㎡, and 177㎡,
totaling 773 units. In this phase, 604 units will be offered to the general
public. Additionally, the upcoming "Eumseong 2nd I-Park" will be
combined, creating a total of 1,653 units in a branded town development.
Eumseong I-Park, as the first I-Park branded complex in
Eumseong, aims to have strong symbolism and distinct design and features. The
units are primarily oriented to face south for maximum sunlight and
ventilation. They are supplied in the preferred 4-bay floor plan. The complex
also offers ample parking space for 1,470 vehicles, along with community
facilities such as a camping ground, kids' lounge, and sauna, which are
uncommon in the existing Eumseong region and Chungbuk Innovation City
residential areas. The designs of walk-in closets and alpha rooms (excluding
some units) set new standards for storage space, maximizing usability.
Eumseong I-Park's common spaces will incorporate
technologies to enhance security and energy efficiency. To strengthen security,
crime-prevention architectural designs will include facial recognition access
control systems at shared entrances and a 12-megapixel omnidirectional CCTV
within the parking area. To reduce energy consumption and lower electricity
costs, the underground parking lot passage will have a parking lot LED lighting
control system that adjusts brightness based on vehicle and pedestrian movement,
along with solar power generation equipment. Additionally, eco-friendly
facilities like electric vehicle charging stations will be installed.
The location of Eumseong I-Park benefits from its proximity
to Seoul due to its position on the border of the metropolitan area and
Chungbuk. The region has seen an influx of companies due to its good
accessibility to Seoul. According to data from the Korea Industrial Complex
Corporation, Eumseong-gun has 12 industrial complexes, including Geumwang and
Wonnamsan Industrial Complexes, and 3 agricultural and industrial complexes
including Geumwang Agricultural and Industrial Complex. As of last year, around
10,000 people were employed in a total of 15 industrial and agricultural
complexes. With the addition of 8 more complexes, such as Seongbon Industrial
Complex and Geumwang Techno Industrial Complex, the resident population is
expected to further increase.
In terms of transportation, the nearby Route 21 connects to
the central region and the Pyeongtaek-Jecheon Expressway, providing convenient
access. Additionally, as part of the 4th National Railway Network Construction
Project, a feasibility study is underway for the Seoul Inland Line (Dongtan to
Chungbuk Innovation City to Cheongju Airport) that will connect to the GTX-A
line. The 5th National Railway Network Plan also envisions a central inland
railway branch line (Gamgok to Chungbuk Innovation City to Cheongju Airport),
which, when completed, will improve the comprehensive transportation network,
connecting with existing projects like the Suwon-Gwangju Double-track
Electrified Railway.
Meanwhile, Hyundai Development Company (HDC) is extending
the safety and quality assurance period to 30 years for all I-Park apartments,
including Eumseong I-Park, to increase customer trust in safety. The apartments
will feature a smart LED ambient lighting system that allows residents to
freely adjust brightness and color, as well as a living room wall pad with
smart features for remote control of lighting, heating, and ventilation via
smartphones. The system will also guide residents to available parking spaces
upon entry using a smartphone-based empty parking space notification system.
HDC continues its efforts to enhance the quality and customer convenience of I-Park
developments.
The model home for Eumseong I-Park is located at 1124 Duseong-ri, Maengdong-myeon, Eumseong-gun, Chungbuk, across from the Korea Institute of Science and Technology Standards. The presale of Eumseong I-Park began on the 9th, and applications will be accepted from December 19th to 20th. The winners will be announced on December 26th. The formal contract period is scheduled for January 6th to 8th, 2023.
